Pre-Construction

Our efforts are guided by five major goals. They are:

Our project approach is based on a team effort including the owner, the architect, and Estes Construction. We will work hand-in-hand through the pre-construction and design phase to accurately evaluate the components of the project, establish a realistic schedule, and provide comprehensive, reliable cost estimates for the project.

Estes' value management process involves critically evaluating alternative products and systems to determine the best system for initial cost, operating cost and life cycle cost. Estes has experienced an average of 11.7% savings through this process.

Our Pre-Construction Managers will meet your staff to review plans with the Architect and consultants to allow us to coordinate work, determine progress, review schedules, and evaluate approaches. Throughout the development of the design, we apply our constructability system of checks and balances to insure the design stays within the baseline estimate and that it can be easily constructed and economically maintained.

Since we often self-perform 20-30% of the work, we understand how various systems fit together, the proper sequencing of those systems, and the costs associated with installation. We draw from our substantial hands-on experience and cost history data to provide very realistic evaluations of the most constructible systems.

We typically begin the pre-construction effort with a kick-off session to develop Project Alignment. All team members meet to discuss the project, their roles in the project, and their expectations of the work to be accomplished. This lays the foundation for success by encouraging open communication while focusing on the project goals. We believe in developing a team approach, where everyone is committed to keeping goals in mind for planning, communicating, problem solving, and implementation.
